How to Show Up When Buyers Ask ChatGPT for a Realtor

Your next client might never scroll through Zillow reviews or click through ten agent websites. More and more, buyers and sellers open ChatGPT, Gemini, Claude, Grok or Perplexity and simply ask: "Who is the best realtor in my area for first-time buyers?"

The AI gives them a short answer, a few names, and a reason for each. If your name isn't in that answer, you're not even in the running.

That's where AEO comes in.

What is AEO?

AEO stands for Answer Engine Optimization. Traditional SEO helps you rank in a list of Google results. AEO helps you become the answer that AI tools and Google's AI Overviews give when someone asks a question.

AI tools pull from what's publicly available about you: your website, your Google Business Profile, your reviews, directories, social media, articles and local mentions. The clearer and more consistent that information is, the easier it is for an AI tool to confidently recommend you.

1. Tell the internet exactly who you serve

AI tools love specifics. "Realtor in Florida" is vague. "Naples realtor specializing in waterfront homes and first-time buyers" is something an AI can match to a real question.

Make sure your website, Google profile, Instagram bio and Zillow profile all say the same thing about:

  • Where you work (cities, neighborhoods, zip codes)

  • Who you help (first-time buyers, luxury sellers, relocations, investors)

  • What makes you different (bilingual, a CPA background, 15 years in the market)

2. Answer real questions on your website

AI tools are built to answer questions, so give them answers to pull from. Add an FAQ section or blog posts that answer the questions your clients actually ask you:

  • "How much do I need for a down payment in [your city]?"

  • "Is now a good time to sell in [your neighborhood]?"

  • "What are closing costs in [your state]?"

Write them in plain language, in your own voice, with your name and market clearly attached.

3. Keep your Google Business Profile alive

Your Google Business Profile is one of the strongest signals for local search and AI answers. Fill out every field, choose the right categories, add your service areas, and post updates regularly. A complete, active profile tells Google and AI tools that you're a real, local, trusted business.

4. Make reviews work harder

Reviews are social proof for people and for AI. Ask happy clients to mention specifics in their review, like the neighborhood, the type of home, or what you helped them with. A review that says "Antoniya helped us buy our first condo in Naples" is far more useful than "Great agent!"

5. Be consistent everywhere

If your name, phone number, brokerage or service area is different on every platform, AI tools get confused and trust you less. Do a quick audit of your website, Google, Zillow, Realtor.com, Facebook and Instagram and make everything match.

6. Keep creating local content

Market updates, neighborhood guides, "things to do this weekend" posts and local business spotlights all build your connection to your area. The more often your name shows up next to your city online, the stronger that connection becomes.

The bottom line

SEO isn't going anywhere, but the way people search is changing fast. The agents who show up in AI answers today are the ones who have clear, consistent, helpful information about themselves online.
