How to Market a New Listing in the First 7 Days

The first week a home hits the market is when it gets the most attention. Buyers with alerts set up are watching, and your sellers are watching you too.

A strong launch helps the listing and shows every future seller how you market homes. Here's a simple 7-day plan.

Before day 1: Get the assets ready

Before the listing goes live, have everything prepared:

  • Professional photos and, if possible, a short video

  • A listing description that tells a story, not just a list of features

  • A flyer and a postcard

  • Social graphics for Just Listed, Open House and Under Contract

When everything is ready ahead of time, launch week is smooth.

Day 1: Launch everywhere

  • Post a Just Listed carousel with the best photos and key details.

  • Share it in Stories with a link or a "DM me for details" sticker.

  • Post it on your Google Business Profile.

  • Send a quick email to your list and any buyers who might be a fit.

Day 2: Show it off on video

Post a listing Reel. A walkthrough, a "3 things I love about this home" video, or a quick before-and-after works well. Add a keyword call to action like "Comment TOUR for the price and photos."

Day 3: Go local

Send postcards to the surrounding neighborhood. Neighbors often know someone who wants to move close by. You can also post a short video about the neighborhood itself, not just the house.

Day 4: Promote the open house

Share your open house details across social, email and Google. Create an event on Facebook and remind people in Stories.

Days 5 and 6: Open house weekend

Go live or post Stories from the open house. Share what visitors loved. After the open house, follow up with every visitor within a day.

Day 7: Report back to your sellers

Send your sellers a short update: views, saves, showings, feedback and what's next. This is the step most agents skip, and it's the one sellers remember.

After week one

Keep the listing visible with fresh angles: a feature you haven't shown yet, a local highlight, or a price update if needed. When it goes under contract and sells, celebrate it publicly. Those posts become proof for your next listing appointment.

Make it repeatable

The best part about a plan like this is that you can use it for every listing. Turn it into a checklist, and your marketing becomes consistent no matter how busy you get.
